A sound valuation rests on comparable transactions that actually completed, not on the asking prices of competing listings. We show you the evidence behind our analysis, and we stand behind it.

We do not overvalue a property to win an instruction. An inflated price wastes the first weeks on the market, those when interest is strongest, and almost always ends in a lower sale price after successive reductions.

A sole mandate opens the MLS register to you, and with it a large pool of buyers already identified. It is a database kept current, built to target the right profiles rather than to cast about.

Wide exposure

Frequently asked questions

Sole agency or multiple agency: what difference does it make?

A multiple mandate lets you instruct several agencies; a sole mandate entrusts the property to us alone, for a fixed period. On this market, exclusivity mainly protects the seller: a property listed at several prices, or under several adverts, loses credibility with buyers very quickly. And because we share sole mandates with the agencies of the MLS Côte d'Azur, exclusivity does not narrow exposure, it organises it.

Which surveys are required, and when?

The full technical survey pack must be ready when the preliminary contract is signed, but the energy performance certificate is required as soon as the property is advertised: its rating has to appear in the listing. Depending on the age, location and nature of the property, asbestos, lead, electrics, gas, a risks statement, the Carrez measurement for flats and the drainage report are added. We arrange the surveyor in advance so the launch is not held up.

Should you carry out works before selling?

Rarely major works: they are seldom recovered in the price. Anything that counts as making good, though, almost always pays for itself, because it removes grounds for negotiation: tired paintwork, seals, lighting, the garden. We will tell you plainly what is worth doing and what is not, including when the answer is nothing.

Does a non-resident seller pay capital gains tax in France?

Yes, the gain on a French property is taxable in France whatever the seller's country of residence. Allowances for length of ownership apply and lead to full exemption after a certain number of years. Non-resident sellers must, in some cases, also appoint an accredited tax representative. The notaire calculates the amount due before completion, and we point you to an adviser where the situation calls for it.

Can you sell without being in France?

Yes. Remote completion is routine: either through a power of attorney given to a clerk at the notaire's office, or by remote electronic signature before the notaire. We also handle viewings, surveys and any works in your absence: it is an ordinary part of our work with owners based abroad.
