The property market in Vence
Vence backs onto the first foothills, a few kilometres from the sea and about twenty-five minutes from Nice airport. Close to one home in two here is a house, a rare proportion on this coast, and six residents in ten are owners: this is a town of residents, not a resort. Markets, shops open out of season, schools and cultural life — the Rosary Chapel decorated by Matisse, the Maeght foundation nearby — sustain a footfall that does not depend on summer alone.
The market is dominated by villas with grounds, often on terraced plots, and by restored mas on the heights. The historic centre, entirely pedestrian, offers apartments and town houses in smaller floor areas. Supply is more varied than in neighbouring Saint-Paul-de-Vence, which is narrower, and that leads some buyers in the area to settle on Vence.
