Cannes is above all an apartment market: more than nine homes in ten in the commune are flats, and villas, confined to the heights of la Californie or Super Cannes, remain scarce and expensive. Each district answers a use rather than a budget. La Croisette and its surroundings hold the seafront and the serviced buildings; la Californie opens onto wide views over the bay; le Suquet, the old town, offers character in smaller floor areas; La Bocca and the west remain more affordable.
Buying into a co-ownership calls for careful reading here: the real annual service charges, the minutes of the last three general meetings, works voted or coming — façade renovation, lift, roof. On the seafront, salt air accelerates wear on façades and window frames. If seasonal letting is part of the plan, the Cannes framework — registration with the town hall, change of use in some cases — is checked before buying, never after.
The city lives year-round, carried by its port, its congress centre and an international clientele the Festival does not sum up. Nice airport is about thirty minutes on the A8 outside peak hours, Nice-Ville half an hour by train. We work in Cannes as in the neighbouring communes: buyers set on a house with grounds often widen the search to Mougins or Grasse, a few minutes away.

La Croisette and its surroundings hold the seafront flats, often in serviced buildings. La Californie, on the hillside, offers open views and a wider mix, from large apartments to villas. Le Suquet, the old town, means smaller floor areas and a great deal of character. La Bocca and the western districts remain more affordable. The right area depends less on budget than on use: a seasonal pied-à-terre, a year-round home or an investment.

About thirty minutes on the A8 outside peak hours, appreciably more during congresses or in summer. The train reaches Nice-Ville in roughly half an hour, with a connection to the airport. It is a recurring argument for international buyers: an airport serving most of Europe, close by.
