The French Riviera market has changed pace over the past eighteen months. Well-located properties still sell, but neither at the same price nor within the same timeframe as in 2023.

What transactions show

Across Mougins, Valbonne and the Grasse hinterland, volume fell by roughly a fifth while asking prices gave up only a few points. The gap moved into negotiation, which now routinely reaches five to eight per cent.

The energy rating, now an argument

A property rated F or G no longer sells at the same price as one rated C, at comparable size and location. International buyers in particular arrive with the cost of works already in mind.

  • An energy-inefficient home trades ten to fifteen per cent below the market on average.

  • Renovation works remain slow to schedule in the Alpes-Maritimes.

A correctly priced property finds a buyer within three months. An overpriced one stays listed for a year, then sells below its worth.

What it means for a seller

The asking price remains the main lever. A valuation grounded in completed sales in the commune, rather than in current listings, avoids the discount that follows six months of silence.
